There are 171 homes on this month’s map, including property transfers that were filed in December and a few from November that hadn’t yet been recorded when we prepared last month’s map.

Forty-seven of the transfers were in Pittsfield Township, and twenty-seven of those were new construction. All but five were built by Pulte Homes of Michigan, LLC.

At the northeast corner of S. Maple and Ellsworth, 3490 Bella Vista, 3556 Bella Vista, and 3562 Bella Vista sold for $529,465, $563,385, and $623,902 respectively. All are ranch-style duplex condos–marketers call them “villas”–with about 1,700-plus square feet, two to four bedrooms, two or three baths, and two-car garages. Prices in Bella Vista Estates began in the upper $300,000 range when it was first being developed, though that was before add-ons.

Some of the last homes at Pulte’s Inglewood Park at the northwest corner of State and Textile also are on the map. Single-family homes at 855, 859, and 874 Groveland–and 646 and 649 Holmdale–sold for between $469,180 and $536,700.

Pulte’s Pittsfield Glen, off Platt north of Michigan Ave., saw fourteen sales, including both single-family homes (“Estates at Pittsfield Glen”) and townhouses (“Townes at Pittsfield Glen”). While beginning pricing was advertised at $300,000 for the townhouses and $412,000 for the “estates,” the homes on this month’s map sold for $361,305 to $726,690.

Lombardo Homes added three sales in the Arbor Ridge subdivision on the east side of Carpenter south of I-94. These single-family homes are a continuation of homes that were begun by Livonia Builders and later taken over by Lombardo. All three homes on our map this month are on Montith and sold for between $440,010 and $539,450.

The final new-home sale was at 4334 Rolling Meadow, on the east side of Platt, south of Michigan Ave. The work of Arbor Farms Communities, a family-owned business, it sold for $458,591.

As usual, buyers paid a premium for new construction. The average price of the pre-existing homes in Pittsfield on this month’s map, single-family and condo combined, was $358,159.

Keep an eye out for more new construction in Pittsfield as Lombardo builds its Monarch Estates west of Platt and north of Michigan Ave. and Pulte continues even further south on Platt with Arbor Oaks.
