Million-dollar Sales Continue


While at Stoneybrook, $200,000 is the new normal.

Million-dollar sales just keep coming, with eight on this month's map. In Ann Arbor Hills, 2997 Devonshire-which includes an adjacent lot on Hickory-tops the list at $1.8 million; it led 2106 Londonderry, a few blocks west, by just $1. Off Newport, 2713 White Oak went for $1.3 million, while a Kerrytown-area condo at 515 N. Fifth fetched $1.45 million.

Only fourteen homes on the map sold for less than $250,000. In June, we noted the first MLS sale in Stoneybrook for more than $200,000. The HUD subdivision between Stone School Rd. and Ellsworth, formerly known as Arbor Oaks, has since seen five more sales above that mark. All had new kitchens and baths, and all sold within five days.

An uncommon bilevel set a record in that same neighborhood in July when it sold for $250,000. More typical is 6 Kilbrennan on this month's map: this small ranch listed at $183,000 but shot up to $209,000. It has a new roof and remodeled kitchen and bath-but no garage or basement. Count on the neighborhood's one apparent bargain this month-a badly neglected ranch at 15 Metroview Ct. that sold for $130,000-to reappear on the map in a few months with similar updates and a similar asking price.

At Pittsfield Village, too, prices are closing in on $200,000. In July, a two- bedroom unit sold for $193,00, and another two-bedroom unit at 2426 Pittsfield Blvd. is on this month's map at $190,000. Also in July, one of the WWII-era complex's quaint but tiny one bedrooms went for $165,000. Charm sells.

Pittsfield Township continues to serve what supervisor Mandy Grewal calls "the missing middle" with new construction: of the sixty-seven sales there on this month's map, twenty-three are newly built. Nearly all are the work of Pulte Homes, the Fortune 500 company founded in Detroit in 1950 and now based in Atlanta. Pulte's numerous sales include 2871 and 2897 Timber Glen ($582,510 and $507,050 respectively) and a condo at 2817 Fairgrove Cres. ($355,915), all in its Pittsfield Glen development off Platt north of Michigan Ave.

Pulte is also at work on Ann Arbor's north side. Its North Sky sub off Pontiac Tr. is dotted with sales this month, including 2804 and 2818 Dillon ($445,210 and $616,450, respectively).
